These Terms of Use (“Terms”) govern your access to and use of the RE/MAX Metropolis landing-page builder (the “Tool”), operated by RE/MAX Metropolis Realty, Brokerage (“the Brokerage”, “we”, “us”). By signing in and using the Tool, you (“you”, the “Agent”) agree to these Terms. If you do not agree, do not use the Tool.

1. Eligibility & access

The Tool is provided for real estate professionals affiliated with the Brokerage whose access has been approved by the Broker. Access is personal to you, may be granted, limited, suspended, or revoked by the Broker at any time, and is subject to usage limits (build credits) the Broker sets.

2. Your responsibilities

You are solely responsible for the content you create, upload, and publish through the Tool, and for ensuring it is accurate and not misleading. You must comply with all applicable laws and professional obligations, including the Trust in Real Estate Services Act (TRESA) and RECO rules, the CREA/TRREB and MLS® rules, and Canada's Anti-Spam Legislation (CASL). You may only upload material (photos, brochures, floor plans, etc.) that you have the right to use, and you must not publish false, deceptive, or unsubstantiated claims.

3. Advertising & compliance

Every page and email you publish must carry the Brokerage's identity as provided by the Tool. You are responsible for confirming that your published material meets all advertising and disclosure requirements that apply to you and to the Brokerage. The Tool helps with formatting and branding; it does not relieve you of your regulatory responsibilities.

4. Leads & personal information

Inquiries (“leads”) captured by your published pages are routed to you. You must handle that personal information responsibly and in accordance with PIPEDA, CASL, and our Privacy Policy, including honouring unsubscribe and consent-withdrawal requests promptly. Do not import or contact people without a lawful basis to do so.

5. AI-generated content

Pages, emails, and posts are generated with the help of AI from the material and description you provide. AI output can contain errors. You must review everything before publishing or sending it, and you remain responsible for the final content.

6. Acceptable use

Do not use the Tool for anything unlawful, infringing, harmful, or deceptive; do not attempt to disrupt, probe, or gain unauthorized access to it; and do not use it to send unsolicited commercial messages. Don't share your sign-in access with others.

7. Intellectual property

The RE/MAX and RE/MAX Metropolis names, logos, and brand assets remain the property of their owners and may be used only as the Tool presents them. You keep ownership of the content you provide, and you grant the Brokerage a licence to host, process, and display it for the purpose of operating the Tool and publishing your pages.

8. No warranty

The Tool is provided “as is”, without warranties of any kind. We do not guarantee it will be uninterrupted, error-free, or that any page will produce a particular result. Nothing in the Tool is legal, tax, or compliance advice.

9. Suspension & termination

The Broker may suspend or terminate your access, and remove or unpublish content, at any time — for example if these Terms are breached or your affiliation with the Brokerage ends. Published pages may be taken down on termination.

10. Changes to these Terms

We may update these Terms. When we make material changes we will ask you to accept the updated version before you continue using the Tool.

11. Data we collect, retain, and reuse

To operate, secure, administer, and improve the Tool, we collect and retain data about your use of it — including your sign-ins, the time you spend in the Tool, the pages, projects, emails, and posts you create, and similar usage and activity data. The Broker may review this activity for oversight and administration of the Brokerage's tools.

Material you upload (photos, brochures, floor plans, price lists, and other documents) and the content the Tool generates from it are stored on our systems and those of our service providers — including third-party AI providers used to generate and analyze content. We retain this material and may reprocess and reuse it to provide and improve the Tool: for example, to rebuild or refresh your packages and pages, generate related outputs (landing pages, emails, social posts, and market comparisons), keep backups, and maintain and enhance the service. This operational use of your uploaded material and activity data is separate from the consumer “lead” information captured by your pages, which is handled under our Privacy Policy. Do not upload material you do not have the right to have stored, processed, and reused in this way.
